The Outpost
The Outpost was approved by the Planning and Economic Development Commission on April 10, 2024 . Construction for the project began in Fall of 2024.
A Major Design Review and Administrative Permit were filed to allow for the complete interior and exterior renovation of the existing 2-story Mammoth Mall structure as well as the addition of a new feature restaurant tenant, ground floor patio, and two second-floor outdoor dining areas, in accordance with Chapter 17.88 (Design Review) and to allow for a parking reduction in accordance with Chapters 17.84 (Administrative Permits) and Section 17.44.040 (Alternate Parking Provisions) of the Town of Mammoth Lakes Municipal Code.
The Outpost project is located at 126 Old Mammoth Road on a 1.88-acre site within the Downtown zoning district. The proposed project consists of a complete renovation of the existing 2-story Mammoth Mall structure to improve the existing commercial building consisting of restaurant, retail and office uses as well as the addition of a new feature restaurant, ground floor patio and two second floor outdoor decks. An Administrative Permit is requested to approve a 24.6% Parking Reduction allowing for a total parking count of 113 spaces where 149.6 spaces are otherwise required based on the mixture of uses and applicable parking standards.
The project includes a [PROJECT TYPES AND APP NUMBERS]. [EXAMPLE OF PROJECT TYPE DESCRIPTION] The Use Permit is required pursuant to the Lodestar at Mammoth Master Plan to allow transient occupancies within Development Area 2 and the Adjustment is requested to allow for the maximum building height to be increased by two and a half-feet for the three single-family residences (Lots 1-3). The maximum allowable height will be to 37'6", rather than 35'.
Staff has determined that the Project is categorically exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines §15301, Existing Facilities. Section 15301 consists of the operation, repair, maintenance, permitting, leasing, licensing, or minor alteration of existing public or private structures, facilities, mechanical equipment, or topographical features, involving negligible or no expansion of existing or former use.
